For Scottish social landlords, the duty of care is both a legal obligation and a fundamental responsibility to residents. Under the Fire (Scotland) Act 2005, responsible persons must ensure that fire risk is assessed, managed, and mitigated across all non-domestic parts of their buildings, including the common areas of residential blocks.Â

Active Systems: Design, installation, commissioning, testing, and ongoing maintenance of fire detection and suppression systems, including alarms, sprinklers, and smoke ventilation. These systems form the first line of defence, alerting residents and triggering emergency response. All work meets the requirements of Scottish Building Standards and relevant British Standards.
Passive Works: Fire-resistant measures built into the fabric of your buildings, from fire compartmentation and fire-stopping to structural protection of escape routes. Passive protection is what contains a fire long enough for residents to get out safely. Contractors are accredited and work to current Scottish Fire and Rescue Service guidance.
Fire Doors (Contractor Supply and Install): Third-party certified fire doors, supplied and fitted by accredited contractors. Correct installation is just as important as product quality, and every supplier on this lot can demonstrate both. Relevant to landlords’ duties to check flat entrance doors in buildings 11 metres or higher under Scottish fire safety regulations.
Fire Doors (Manufacturer Supply and Install): Specialist manufacturers who supply and install independently verified fire doors. This lot provides a direct route to manufacturer expertise and removes the risk of product-installer mismatches that can compromise door performance.
Fire Doors (Manufacturer Supply Only): Compliant, independently tested fire doors from trusted manufacturers, for organisations that already have installation capability or want to procure supply and fit separately.
Cladding: Identification, removal, and replacement of unsafe cladding with approved, fire-resistant systems. Scottish landlords managing buildings with potentially non-compliant external wall systems can access specialist contractors experienced in large-scale remediation programmes. This lot supports compliance with the Building Safety Act and the Scottish Government’s priorities on high-rise building safety.
Whole-Building Works: End-to-end fire protection programmes covering multiple measures across entire buildings. For complex projects where active and passive systems, fire doors, and compartmentation all need coordinated improvement, this lot provides experienced contractors capable of managing the full scope.
